If you searched this because a contractor just quoted you a number and you’re wondering if it’s fair — or because your roof is aging out and you’re trying to budget — here’s the honest range, not a lead-gen teaser that makes you fill out a form to see it.

For a typical DFW home (roughly 1,500-2,500 square feet of roof), a full replacement runs $8,500 to $25,000, with most jobs landing between $12,000 and $16,000. Where you fall in that range comes down to three things: material, roof complexity, and whether you’re paying cash or an insurance claim is covering it.

Cost by material

Roofers price in “squares” — one square covers 100 square feet. For a 2,000-square-foot roof (a common size for a DFW single-story), here’s roughly what each material runs installed:

  • 3-tab asphalt shingles: $7,000-$10,000. Cheapest option, shortest lifespan, and most insurance carriers are moving away from covering this class of shingle on hail claims.
  • Architectural (dimensional) shingles: $9,500-$15,000. The standard choice for most DFW replacements — better wind and impact rating than 3-tab, and what we install on the majority of jobs.

What actually moves the price within a material

Two roofs with the same square footage and the same shingle can still land $3,000-$4,000 apart. What drives that:

  • Roof pitch. A steep roof (common on newer DFW builds with more architectural detail) adds 15-25% to labor — harder to work on, slower to install, more safety equipment.
  • Tear-off layers. If there’s already a layer of shingles on there from a prior “roof over,” removing it adds $1,000-$3,000.
  • Decking condition. You don’t know what’s under the shingles until they’re off. Rotted or hail-punctured decking runs $75-$125 per sheet to replace — not something you can quote sight-unseen, and not something an honest roofer will pretend to know before tear-off.

What we found

This roof isn’t a straightforward walk. At 12/12 pitch and multiple stories, most of it isn’t safely walkable — the drone did the work a ladder and a pair of boots can’t.

Two things stood out. First, we found actual physical damage at one of the hip ridges: the ridge cap shingles were torn and lifted, with the underlying material exposed to weather. That’s not cosmetic — an open ridge line is where water gets in. Second, we marked and photographed hail-strike test squares across several separate facets (same chalk-and-circle method used at every Texan Roofworks inspection), not just one slope, which is what tells you whether you’re looking at isolated wear or roof-wide storm damage.

Repair vs. replacement reasoning

This one didn’t need a full replacement. The torn ridge cap was a defined, isolated failure point, and the marked hits across the other facets weren’t dense enough to call for tearing off a 5,822 sq ft, 39-facet roof. We scoped it as a targeted repair — fix what’s actually broken and reinspect the surrounding area, rather than replacing a roof that doesn’t need it.

What we found

We flew the full roof with the drone and walked the accessible sections. Multiple facets showed classic hail bruising — soft, circular impact marks with granule displacement, visible in the photo below as the lighter, matted patch on the shingle surface.

To confirm what we were seeing wasn’t normal wear, we marked test squares directly on the roof in yellow chalk (the same method an insurance adjuster uses) and circled individual hail hits inside each square. One of our marked squares — labeled “9RF” — is shown below with the hits circled. We repeated this across several facets, not just one, because a single test square doesn’t tell you whether the damage is isolated or roof-wide.

We also noted:

  • A prior temporary repair — an orange-cap fastened synthetic tarp — already in place on the front hip/valley wing over the garage
  • Hail-strike paint marks on both downspout corner boxes
  • One cracked accent-window pane below the eave near the garage
  • Roughly 7–8 aging turtle/box vents that don’t meet current airflow best practice
