When a repair is the right call
A roof does not usually fail all at once. It fails at the details — the places where something penetrates the roof or where two planes meet. If the shingle field is still in decent shape and the problem is isolated, a repair is normally the honest answer. Repairs make sense for a handful of blown-off or cracked shingles, a split pipe boot, rusted or lifted step flashing along a wall, an open valley, loose or missing ridge caps, a failed skylight curb, popped nails telegraphing through the shingles, and small areas of soft decking.
A repair stops making sense when the shingles are brittle enough that a technician cannot lift one without breaking three, when the roof is near the end of its service life, when there are widespread granule loss and mat exposure across every slope, or when the same slope has already been patched several times. In those cases we will show you why and point you to roof replacement instead of selling you a repair that buys six months.
How we decide: repair or replace
We look at four things and show you the photos for each one. Age and remaining service life of the existing shingle. Whether the damage is isolated to one area or spread across every plane. The condition of the decking underneath, which is what determines whether a patch will hold. And whether a matching shingle is still manufactured — on discontinued profiles a “repair” can leave you with a visible patch you will look at for the next decade.
You get the answer in writing with the imagery attached, whether the answer is favorable to us or not.
What a repair visit looks like
We start with a free inspection. Drone imagery covers every plane of the roof, and a trained roofing professional reviews the imagery along with what we find on the roof and in the attic where access allows. Leaks in particular are traced to the source rather than to the stain — water can travel several feet along a rafter before it shows up on your ceiling, so the wet spot in the drywall is rarely directly under the hole.
You get a written report the same day with annotated photos, the location of each issue, and a recommended action: monitor, repair, replace, or obtain additional evaluation. If we repair it, we photograph the work before and after, and you keep both sets.
What drives the cost of a repair
We do not publish a flat repair price, because the number is driven by things we can only see once we are on the roof: how steep and how tall the roof is, whether the shingle is still available in a matching color and profile, how much decking is soft under the damaged area, and whether the repair involves flashing that has to be cut back into masonry or siding. What we can promise is that you see the photos and a line-item written estimate before anything gets touched, and that we tell you when a repair is not worth your money.
Storm damage and insurance
If the damage came from a storm, the inspection report doubles as documentation. We document roof damage, provide a detailed contractor estimate, meet with the carrier’s adjuster when requested, and complete the approved roofing work. If you choose to file a claim, we can provide photos, measurements and a written contractor estimate for your records and carrier. Insurance policies can contain notice, reporting, and filing requirements. If you suspect storm damage, document it promptly and review your own policy or contact your carrier regarding applicable deadlines.
