Roof Replacement in Dallas–Fort Worth
Most asphalt-shingle roofs in DFW last 18–25 years before they need full replacement. The Texas sun and hail seasons compress that lifespan compared to other parts of the country. If your roof is in its third decade, it’s time to start planning — even if it isn’t actively leaking. You usually don’t get to pick when the replacement happens. It happens after a hail event, after a leak nobody can chase down, or after an insurance carrier flags the roof during a policy renewal. The smart move is to plan ahead so you’re not making a $15,000–$30,000 decision under pressure. Texan Roofworks does residential and small-commercial roof replacements across DFW. Asphalt shingle, metal, and tile. We give you a free inspection, a transparent line-item estimate, and a fixed timeline before you commit. No surprise change orders. If your shingles still have life left and the problem is a leak, a valley, or a few blown-off shingles, start with roof repair instead — we will tell you which one you are actually looking at.Signs It’s Time to Replace
Active leaks in multiple locations. One leak is usually a flashing or vent boot issue — repairable. Three or four active leaks across the roof means the system is failing. Sagging deck. If the roofline visibly sags between rafters, the decking has water-damaged. This is a structural issue, not a surface issue, and it requires tear-off and re-deck. Curling, cupping, or balding shingles. Shingles that are curling at the edges, cupping in the middle, or losing visible granules are at end of life. Patching won’t extend that. Daylight visible from the attic. If you can see daylight through the deck from inside the attic, you have gaps that water and pests are getting through. Granules in gutters that don’t stop. Some granule loss is normal, especially after a storm. But if you’re cleaning granules out of your gutters monthly, the shingles are deteriorating. Your roof is older than 20 years. Texas heat ages roofs faster than most regions. By year 20–25, even well-maintained asphalt shingle is at end of life. Your insurance carrier flagged it at renewal. Carriers are aggressive about non-renewing policies on aged roofs. If you got a flag, replacement is usually cheaper than losing your homeowners coverage.Materials We Install
Asphalt shingle (3-tab, architectural, impact-resistant). The default choice for 90% of DFW homes. Architectural shingles last 25–30 years. Impact-resistant Class 4 shingles often qualify for an insurance discount and resist hail damage better. Brands we install: GAF, Owens Corning, CertainTeed, Malarkey. Standing-seam metal. Higher upfront cost, 40–50 year lifespan, much better hail performance. We install Galvalume and painted steel from McElroy Metal and Drexel Metals. Best for homeowners planning to stay in the home 15+ years. Concrete and clay tile. Used on Spanish-style and luxury homes. 50+ year lifespan when installed correctly. Heavier than asphalt — requires structural confirmation. We work with Eagle Roofing Products and Boral. Synthetic slate and shake. Modern composites that mimic slate or cedar shake without the weight or maintenance. Good middle ground for higher-end homes. We don’t install wood shake (insurance carriers in Texas are aggressive about non-renewing wood shake) or low-slope asphalt rolled roofing (it doesn’t perform in this climate). What a Replacement Actually Costs
Honest answer: it depends on roof size, pitch, complexity, and material. But here are the rough ranges for DFW residential in 2026: Asphalt shingle, architectural: $6.50–$8.50 per square foot installed Impact-resistant (Class 4) shingle: $7.50–$10.00 per square foot installed Standing-seam metal: $11–$16 per square foot installed Concrete tile: $9–$13 per square foot installed Clay tile: $14–$22 per square foot installed A 25-square roof (2,500 sq ft of roof surface, not living space) in architectural shingle typically lands between $16,000 and $21,500 before any insurance payment. If insurance is covering the replacement (post-hail), your out-of-pocket is your deductible plus any optional upgrades you add. We give you a line-item estimate before any work starts. Materials, labor, tear-off, disposal, permits, decking replacement (if needed), flashing, vents, ridge cap, and warranty terms — all itemized. No surprise charges. Our Replacement Process
Step 1 — Free inspection and measurement (1 day). Drone flight, attic check, ladder confirmation on accessible sections. We measure the roof using satellite-verified dimensions and capture every detail of the existing system. Step 2 — Estimate and material selection (2–3 days). We send you a line-item PDF estimate. You pick your shingle, color, and any optional upgrades. We hold the price for 30 days. Step 3 — Contract, deposit, and scheduling. You sign the contract and put down a 10% deposit (or insurance funds the project). We pull the city permit and order materials. Step 4 — Tear-off and decking inspection (day 1). Old shingles, underlayment, and any compromised flashing come off. We inspect the decking — if any wood is rotted or water-damaged, we replace it before going any further. You see the deck condition before we cover it back up. Step 5 — New roof installation (days 1–4). Underlayment, ice-and-water shield in valleys, drip edge, new flashing, shingles, ridge vent, and ridge cap. We follow manufacturer specifications exactly — that’s what activates your warranty. Step 6 — Cleanup and final walkthrough. Magnetic sweep of the yard for nails. Disposal of all debris. Final walkthrough with you to point out everything we did and answer questions. Most replacements take 1–4 days for residential. Pitch, size, and weather are the variables.Warranties That Actually Cover Things
Two warranties on every job: Manufacturer warranty (materials). GAF, Owens Corning, and CertainTeed offer warranties from 25 years up to lifetime depending on shingle and installation quality. We’re certified installers for all three, which means you qualify for the upgraded warranties (transferable, longer coverage, labor included). Workmanship warranty (our labor). 10-year transferable workmanship warranty on every roof we install. If we did something wrong, we come back and fix it. Free. If you sell the home, both warranties transfer to the new owner — which adds value at sale and helps appraisals.Frequently Asked Questions
